Many of you have asked, “Is Investway the same exact MLS service offered to real estate agents with a license or does your service vary slightly?”
The answer is: we are the same, with a few slight variations. Rest assured, we get our data directly from the local MLS, as any real estate brokerage should. And our data is updated several times daily and is in sync with the local MLS.
What’s different, you ask? We do display things differently. If you’ve ever seen Dallas’ NTREIS, Houston’s HAR or another MLS in action, you’ll come to appreciate our user-friendly site. In addition, the search capability on our site is more meaningful to investors. As it should– we are a real estate brokerage that specifically serves real estate investors and their buying needs. We have things like pricing metrics and easy-to-read graphs that make digesting market analytics a snap. You won’t find that on the local MLS.
There are a few things we are prohibited by the MLS from displaying on our site. Information which we don’t display includes:
- showing information and security codes,
- agent to agent remarks,
- seller contact details,
- agent contact details (but you can easily find it HERE), and
- commission rates.
Chances are, if you use another real estate agent, she probably isn’t going to give you this information either.
We are allowed to show you the media/docs link provided on the MLS once you show reasonable interest in a property– or, basically, once you begin the offer process. This link includes things like property disclosure statements, mold reports, foundation reports, pest control reports, etc.
What we provide to our members is all the same information that your agent would provide to you in a public report . . . and then some. In essence, we empower you with all the property data you need to find and make a decision on whether to ultimately pursue a property for purchase or not.
